Oftentimes, new construction homebuyers will think that they don’t need to work with a Realtor to get a deal done since home builders have their consultants or sales representatives. Unfortunately, this type of thinking leaves you vulnerable as a buyer for many reasons, the most paramount of which being the fact that you’ll have no one on your side to champion your interests throughout the entire process. Builder contracts are designed to prioritize the builder’s bottom line. From the design phase of the new build process to closing day, working with a Realtor can save you thousands of dollars.
We know for a fact that when you work with a custom builder, you’ll have a lot more flexibility compared to standard stock builders like Toll Brothers, Stanley Martin, and Van Meter. As well-connected industry professionals, we’ll have a sharper understanding of what types of new construction homes are available to you and what reputations all the local builders have. Here I should note that my family has a construction background, so I’ve accumulated plenty of relevant knowledge throughout my life that has served me well in this arena. When you enter into the new construction contract process, it’s imperative that you understand what decisions really matter with regard to the future resale value of your home. The foundation, electric, plumbing—these are structural components you can’t change later (or, if you can, it’ll be at an incredible cost). Choosing features in the design center can be the most fun part of the process, but don’t forget that the sales rep or consultant isn’t your best friend; their job is to bolster the builder’s bottom line. You have a right to select the options you want, but our goal is to offer your design advice that protects your financial interests both now and in the future.
